It is no coincidence that in the classifier of office real estate, approved in 2004 by the real estate committee of the American Chamber of Commerce, among the 10 mandatory requirements, compliance with which determines the class of an office center, there is “guarded parking (excluding spontaneous parking on the street) in a building or on an adjacent territory based on at least 1 parking space per 100 sq.m of leased office space”.

Any business operating in a major city is fully aware of the need for parking spaces. Parking is an important convenience that is always taken into account when renting office space. While public transportation has become more affordable and the cost of gasoline continues to rise every day, many workers still choose to drive to work in their cars, further increasing the demand for parking spaces.

In order not to run into the problems of lack of parking spaces, business owners who are looking for office space to rent should conduct the necessary research on all potential locations before making a final decision. Business owners should conduct an actual or visual inspection of the area so that they can see for themselves the parking situation in the building. They should check the area around the building during peak hours to get a real picture of how busy the place is and whether there is a shortage of parking spaces during these hours.

It should be noted that business owners should not take parking spaces for granted. The parking needs of both employees and customers must be taken into account if the business is to succeed.
